Every successful sale relies on a deep understanding of the market. Within your platform, you have the ability to explicitly define the competition criteria for each listing, identifying the properties with which your listing is in direct competition for buyers.
Setting this crucial data point is highly beneficial for both you and your sellers!
Seller Reports: The defined competition is featured in any Seller Reports you create, giving your clients essential market context.
Seller Portal: It is clearly displayed in the Seller Portal, ensuring sellers see real-time comparisons.
Agent Website: It powers the highly engaging "Nearby Listings" section on your agent website.
Follow these quick steps to set the competitive landscape for any listing:
Navigate to Listings: From your left-hand navigation bar, select Listings, and then select Listings again. This opens your Listings Dashboard.
Select the Property: From the Listings Dashboard, click on the specific property you wish to define competition for. This will load the Listing Details page.
Open the Competition Tab: Select the Competition tab from the menu at the top of the screen.
Define Criteria: Set the Competitive Market Listings Criteria. You can be as detailed and specific as necessary to accurately reflect the true competition (e.g., price range, bed/bath count, zip code).
Save Changes: When your criteria are complete, press the Save button in the upper right-hand corner.
If you have Seller Reports activated for this listing (and the competition feature is toggled on), this defined competition will automatically populate those reports.
If you have created a Seller Portal account for this listing's seller, the competition set here will also instantly be displayed on their portal account
