Setting up a Property Watch through ClientBAY (rather than the MLS) allows you to track all your client’s interactions and "liked" properties in one central location. Client's can access their Property Watch through their Portal Account on your Agent Website.
Go to Contacts on the left-hand menu.
Select the specific contact to open their Details page.
Click on the Listings tab to find the Property Watch Widget.
If your contact doesn't have an account yet, you must create one first:
Click the blue Activate Portal Account button.
Set Username: Use their email address or create a custom username.
Send Welcome Email: Check the box to send them their auto-generated password.
Click Activate. Your client can now log in to save and edit their own searches!
Click the + Create New Search button and follow these steps:
Name Your Watch: Choose a descriptive name (e.g., "Dream Homes in North Hill"). Note: The client can see this name!
Email Preferences: Choose if the client should receive updates for Status Changes, Price Reductions, or Open Houses. 📩
Set Criteria: Use the Type, Style, Size, and Location filters.
Map vs. List: You can select locations via the map tool or a list. 📍
The Gauge: Your search must be filtered to less than 100 properties. Watch the gauge in the lower corner!
Review & Send: Uncheck any properties you don't want to include, then choose if you want the "Properties Found For You" email sent immediately. 📧
Finish: Hit Finish and Create.
Add More: To create multiple watches for one client, click + Create New Search in the top right of the tab.
Edit: Click the three-dot action button next to any watch and select Edit.
View Favorites: Scroll down to the Saved Listings widget. Here you can see every property your client has "favorited."
Manual Save: You can manually add a property for your client by clicking Add a Saved Listing and entering the address. This syncs to their portal instantly!
Check the Saved Listings widget frequently! Knowing exactly which houses your client "hearts" gives you the perfect excuse to reach out and schedule a showing.
